I. Research / Site Observation:
Initial client and family meeting to walk site, initiate relationship, define project objectives, budget and timetable.
Obtain a copy of all available architectural and engineering plans.
A site walk through with architect to document existing conditions, i.e. solar patterns, and adjacent environs of the site and discuss any pre-existing ideas.
Review City/County codes and ordinances pertaining to the site.
Review grading and drainage plans and other engineering pertinent to the site.
II. Design Development:
Create two schematic plans showing ideas for the design elements as discussed with owner and architect.
Present these designs for feedback.
III. Preliminary Design:
Create a colored drawing to scale, in plan view, incorporating final design development ideas will be prepared for client review and comment. This plan will show paving patterns, construction material color and finish, preliminary grading and general types of plant material.
Present this drawing for feedback. Provide a Preliminary Plant Palette and a Preliminary Estimate of construction costs, for client review.
The Preliminary Design will be reviewed so that all parties are comfortable with the design direction. If any changes are to be made to the Preliminary Plan they will be made at this time.
When a Preliminary Landscape Plan is approved I will proceed to the Landscape Construction Drawings.
IV. Construction Drawings:
Working drawing base sheets will be prepared at 1/10"= 1'-0" scale, unless otherwise specified
In the Construction Plan, all hardscape items such as the patios, pool, spa, courts, fire elements and walkways (either existing or proposed) will be located and dimensioned. The landscape lighting will also be shown.
The Irrigation Plan will provide for an automatic irrigation system, indicating type, size and location of controller, valves, sprinkler heads, sleeves and piping.
The Planting Plan will show existing and proposed plant material locations. This plan will call out the plant name, size and quantity.
All necessary notes and design details will be developed for each plan indicated.
All plan check corrections will be made as required by the local governing body. This does not include site plan changes beyond my control.
CONSTRUCTION SERVICES
As a licensed landscape contractor, Keith Willig uses the industry standard CLCA contract. All phases of construction work are itemized in both the contract and fee statements. His professional practices ensure consistent communications with client regarding budget, timeline and any necessary change orders. The company is insured and bonded beyond state requirements.
